A private development consortium has unveiled an alternate concept for Hobart’s new AFL stadium which reaches 250 metres into the Derwent River on reclaimed land.

Former Tasmanian Premier Paul Lennon is championing “Mac Point 2.0”, the innovative design by engineer, Tasmanian Dean Coleman.

However, the design may already be dead in the water, with the Tasmanian Government rejecting the design, claiming it doesn’t meet its contractual requirements with the AFL.

The alternate design is located near the initial proposed site of the stadium at Macquarie Point, built on an additional 800,000 cubic metres of reclaimed land, and features 450 apartments built into its waterfront façade.

The proposed community precinct also includes 5000 underground carparks, waterfront restaurants, retail and commercial tenancies, provision for social housing and private hospitals, a hotel and convention centre, new facilities for the Royal Hobart Regatta Association, and an RSL museum and headquarters.

The alternate stadium concept design features a retractable roof, unlike the current proposal which has a fixed roof.

Mr Coleman estimated the stadium would cost $750 million, with the total development to cost $2.3 billion, saying a public-private partnership model would be used.

Meanwhile, Tasmanian premier Jeremy Rockliff said earlier this week the proposed AFL stadium will be able to be expanded from its initial 23,000 capacity to 31,000 and 40,000 in future if needed. The capacity increase would be achieved by including a 10 metre external concourse in the initial design which can be built over in future years.
